Limited Warranty: Watts Regulator Co. (the "Company") warrants each product to be free from defects in material
and workmanship under normal usage for a period of one year from the date of original shipment. In the event of such
defects within the warranty period, the Company will, at its option, replace or recondition the product without charge.
THE WARRANTY SET FORTH HEREIN IS GIVEN EXPRESSLY AND IS THE ONLY WARRANTY GIVEN BY THE
COMPANY WITH RESPECT TO THE PRODUCT. THE COMPANY MAKES NO OTHER WARRANTIES, EXPRESS OR
IMPLIED. THE COMPANY HEREBY SPECIFICALLY DISCLAIMS ALL OTHER WARRANTIES, EXPRESS OR IMPLIED,
INCLUDING BUT NOT LIMITED TO THE IMPLIED WARRANTIES OF MERCHANTABILITY AND FITNESS FOR A
PARTICULAR PURPOSE.
The remedy described in the first paragraph of this warranty shall constitute the sole and exclusive remedy for breach
of warranty, and the Company shall not be responsible for any incidental, special or consequential damages, including
without limitation, lost profits or the cost of repairing or replacing other property which is damaged if this product does
not work properly, other costs resulting from labor charges, delays, vandalism, negligence, fouling caused by foreign
material, damage from adverse water conditions, chemical, or any other circumstances over which the Company has
no control. This warranty shall be invalidated by any abuse, misuse, misapplication, improper installation or improper
maintenance or alteration of the product.
Some States do not allow limitations on how long an implied warranty lasts, and some States do not allow the exclu-
sion or limitation of incidental or consequential damages. Therefore the above limitations may not apply to you. This
Limited Warranty gives you specific legal rights, and you may have other rights that vary from State to State. You
should consult applicable state laws to determine your rights. SO FAR AS IS CONSISTENT WITH APPLICABLE STATE
LAW, ANY IMPLIED WARRANTIES THAT MAY NOT BE DISCLAIMED, INCLUDING THE IMPLIED WARRANTIES OF
MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE, ARE LIMITED IN DURATION TO ONE YEAR FROM
THE DATE OF ORIGINAL SHIPMENT.

Pressure Relief Valve

Be sure to follow all local fire code requirements regarding the
testing and flushing of the fire protection system. Regardless of local
fire code requirements, Watts recommends that the valve be operated
at least once a year to ensure that the waterways are clear and mineral
deposits are flushed away. Before operating the valve, ensure that a prop-
erly installed discharge line is connected to the valve and directs the flow
of water from the valve to a proper place of disposal. Otherwise, personal
injury and/or property damage may occur. If no water flows, the valve is
inoperative and you must call a commercial fire protection service profes-
sional immediately.

This device is designed for emergency safety relief and shall not be used as an
operating control.
Series FP53L-M1 Pressure Relief Valves for Fire Protection Applications
are designed for use in fire protection grid systems to provide protection
against excessive water pressure caused by thermal expansion or line surge.
They have a bronze body construction with NPT threaded male inlet and NPT
threaded female (drain) outlet connections, stainless steel spring, test and
lock-out tabs for valve flushing and system testing. Series FP53L-M1 is UL
and FM listed and is available in 175psi (12.25 bar), 225psi and 300psi pres-
sure relief settings.
Installation
To prevent damage to the valve when installing
the FP53L-M1 in the piping system, do not
torque the valve into place using the valve
cover! The valve should be installed using
only the wrench flats provided on the inlet of
the valve body.
Operation
The valve can be (1) manually opened for
flushing operations; (2) manually locked open
for draining operations and (3) manually locked
close for system hydrostatic testing;
1. Flushing: Lift FLUSH tab (top).
2. Draining: Lift FLUSH tab (top) and insert
5/32" hex key into opening.
3. Hydrotest: Press HYDRO tab (bottom) down
and insert 5/32" hex key into opening

Remove hex key to restore valve to operating
condition.
4. Hydrotest Alternative: Using a lock-out tag (field supplied), lift the HYDRO
tab and tie to the FLUSH tab.
