II.8.3
DECOMMISSIONING
IMPORTANT!
Failure to use the unit during the winter period may
cause the water contained in the system to freeze.
When the machine is out of use for long periods of time, it is necessary
to disconnect it from the mains by opening the mains switch. All the
water contained in the circuit must be drained in good time. During
installation, consider mixing the water in the circuit with the correct
proportion of ethylene glycol to guarantee protection against freezing
(see Protecting the unit from frost).
II.8.4
STARTING UP AGAIN AFTER LONG PERIODS
OF INACTIVITY
Before starting up again, make sure that:
 there is no air in the water system (bleed it if necessary);
 the required amount of water is circulating in the heat exchanger;
 the air-side heat exchanger is in good ventilation conditions and is
clean;

NATURE AND FREQUENCY OF SCHEDULED
INSPECTIONS
DANGER!
Maintenance operations, even if for inspection
purposes only, must be carried out by skilled
technicians, qualified for working on air
conditioning and refrigerant products.
DANGER!
Always use the mains switch to isolate the unit
from the mains before carrying out any
maintenance work on the unit, even if it is for
inspection purposes only. Make sure that no one
accidentally supplies power to the machine, lock
the mains switch in the OFF position.
In order to guarantee that the unit runs regularly and efficiently, it is
necessary to schedule an overall inspection at regular intervals to
prevent malfunctions which could damage the main machine
components.
EVERY 6 MONTHS
 Check the gas charge.
 Check that there are no gas leaks.
 Check the power consumption of the unit.
 Check the functioning of the differential water pressure switch.
 Bleed any air from the water system.
 Check the contactors on the electric panel.
END OF SEASON with unit switched off:
 Check the state of cleanliness of the air-side heat exchanger.
 Drain the water system.
 Inspect and, if necessary, tighten the electrical contacts and
terminals
II.10 MAINTENANCE INSTRUCTIONS
DANGER!
Maintenance operations, even if for inspection
purposes only, must be carried out by skilled
technicians, qualified for working on air
conditioning and refrigerant products. Use suitable
personal protection (gloves, eye protection etc).
DANGER!
Do not introduce pointed objects through the air
inlet or outlet grilles.
DANGER!
Always use the mains switch to isolate the unit
from the mains before carrying out any
maintenance work on the unit, even if it is for
inspection purposes only. Make sure that no one
accidentally supplies power to the machine, lock
the mains switch in the OFF position.
DANGER!
In the case of cooling or fan circuit component
breakage or a drop in the refrigerant fluid charge,
the upper part of the compressor casing and the
discharge line may reach temperatures as high as
180°C for brief periods of time.
II.10.1 ORDINARY MAINTENANCE
II.10.1.1 Refrigerant circuit
Refrigerant fluid charge control
With the unit off, fit a pressure gauge on the test point on the outlet side
and another on the test point on the inlet side. Start up the unit and
check both pressure readings once they have stabilised.
 Check for the absence of refrigerant fluid leaks
With the unit off, check the refrigerant circuit with a suitable leak
detector.
 Check the cleanliness of the air-side heat-exchanger:
With the unit off, inspect the air-side heat-exchanger, and, depending
on its condition, proceed as follows:
 remove any foreign bodies from the finned surface which may
obstruct the air flow;
 clean off the dust deposit, if possible by vacuuming it;
 wash and brush, gently, with water and gentle brushing;
 air dry.
 keep the condensation drain pipes free of any obstructions.
II.10.1.2 Water circuit
 Checking the water differential pressure switch
With the unit running normally, slowly close the isolating valve on the
unit water inlet pipe. If, during a test phase, the point is reached where
the isolating valve is completely closed without the differential pressure
valve cutting in, stop the unit immediately by pressing ON/OFF on the
control panel and replace the component.
 Bleeding air from the water system.
The air bleed is facilitated by manual cocks positioned inside the unit,
which can be accessed by opening the technical compartment
panelling. The Tank & Pump models are also equipped with an
automatic bleed valve fitted at the top of the water buffer tank. For
model 133 with Tank & Pump installation, you also need to work on the
manual valve accessible directly from outside the unit.
 Expansion tank pre-charge pressure
The pre-charge pressure can be checked on the charge connection
(see Expansion tank technical data).
 Draining the water system
In the Tank & Pump units, drainage is facilitated by the specific cock
positioned at the bottom of the tank. In the Standard and Pump units,
the system can be drained through the bleed valve positioned on the
water outlet pipe. To ascertain that the water system has been
completely drained, open all the manual bleed valves positioned inside
the unit.
ENVIRONMENTAL PROTECTION!
If the system has an antifreeze additive, it must not
be drained freely, because it causes pollution. It
should be collected for possible recycling. The
filling valve must not be opened in the presence of
glycol water.
II.10.1.3 Electric circuit
The following checks are recommended on the electrical circuit:
 check the unit power consumption using a clip-on meter and
compare the reading with the values shown in the technical data table;
 with the unit switched off and disconnected from the power supply,
check and inspect electrical contacts and terminals for tightness.
