GENERAL WARNINGS
These appliances have been designed to chill and/or
heat water and must be used in applications compatible
with their performance characteristics; these appliances
are designed for residential or similar applications.
Incorrect installation, regulation and maintenance or
improper use absolve the manufacturer from all liability,
whether contractual or otherwise, for damage to people,
animals or things.
Only those applications specifically indicated in this list
are permitted
Read this manual carefully. All work must be carried
out by qualified personnel in conformity with legislation in
force in the country concerned.
The warranty is void if the above instructions are not
respected and if the unit is started up for the first time
SAFETY RULES
INTRODUCTION
This product is a complex unit. During installation, operation,
maintenance or repairs, objects and people may be
exposed to risks caused by certain conditions or compo-
nents, such as, but not only, refrigerants, oils, moving mech-
anisms, pressure, sources of heat and electricity.
Each of these elements has the potential to cause damage
to objects and personal injuries, at times serious and even
resulting in death. The people who work on the product are
required to take responsibility for identifying and recognising
such dangers, ensuring they are protected and work in safe-
ty at all times.
This product and its documents, including this manual, are
intended for people with independent training who can carry
out the work correctly and safely. Before performing any
work on this equipment, the personnel involved must have
read and understood the entire manual and all other refer-
ence material. Such personnel must also be aware of and
comply with the applicable standards for the tasks being
performed.
BAXI and its TECHNICAL PERSONNEL (as defined in
this manual) cannot be held liable for any failure to
comply with the safety standards in force at the time of
installation.
DEFINITIONS
• Owner: Authorised representative of the company, organi-
sation or physical person that owns the system that the
BAXI unit is installed on: he or she is responsible for
ensuring compliance with all the safety rules described in
this manual, as well as national legislation in force.
• Installer: Authorised representative of the company desig-
nated by the owner to position the BAXI unit and complete
the fluid, electrical connections, etc. to the system; he or
she is responsible for handling and correct installation as
described in this manual and in compliance with national
legislation in force.
• Operator: Natural person or legal entity that effectively
controls the technical operation of the equipment and air-
conditioning systems. A member state of the European
Union can, in certain, clearly defined circumstances, con-
sider the owner responsible for fulfilling the obligations of
the operator.

without the presence of personnel authorised by the
Company (where specified in the supply contract) who
should draw up a "start-up" report.
The documents supplied with the unit must be con-
signed to the owner who should keep them carefully for
future consultation in the event of maintenance or service.
All repair or maintenance work must be carried out by
the Company's Technical Service or qualified personnel
following the instructions in this manual.
The air-conditioner must under no circumstances be
modified or tampered with as this may create situations
of risk. Failure to observe this condition absolves the
manufacturer of all liability for resulting damage.
• Maintenance technician: Person authorised by the own-
er to carry out, on the BAXI unit, all the adjustments and
checks expressly described in this manual, which must be
strictly followed, limiting the tasks performed to those that
are clearly allowed.
• Technical personnel: Person authorised directly by BAXI
to carry out all routine and unscheduled maintenance
operations, as well as to adjust, check, repair and replace
any parts as may be required during the life of the unit.
Outside of Italy and countries where BAXI has its own
subsidiary, the BAXI distributor is required, under its own
responsibility, to hire a suitable number of technical per-
sonnel in proportion to the size of the territory served and
the volume of business.
ACCESSING THE UNIT
The unit must be located in an area where access is only
allowed to OPERATORS, MAINTENANCE TECHNICIANS
and TECHNICAL PERSONNEL; if this is not the case, the
perimeter must be fenced off at least two metres from the
outside surfaces of the unit.
Personnel representing the INSTALLER and all other visi-
tors must always be accompanied by an OPERATOR.
Under no circumstances may unauthorised personnel be left
alone in contact with the unit.
The MAINTENANCE TECHNICIAN must only act on the
unit's controls; he or she may not open any panels, except-
ing the one needed to access the control modules. The
INSTALLER must only work on the connections between
the system and the unit. Access to the unit is only allowed
when using suitable personal protective equipment and after
having read and understood the documents and instruc-
tions, which must always be kept at hand.
PRECAUTIONS AGAINST RESIDUAL RISKS
Prevention of residual mechanical risks
• install the unit according to the instructions provided in this
manual
• carry out all maintenance operations specified in this man-
ual at regular intervals
• wear personal protective equipment (gloves, eye protec-
tion, hard hat, ...) that is suitable for the operations being
