MANUTENZIONE ORDINARIA (RISERVATA AL TECNICO QUALIFICATO): CONTROLLI ANNUALI
Per un regolare funzionamento e buona conservazione dell'unità, è obbligatorio far effettuare, da personale tecnico qualificato, le periodiche operazioni
di manutenzione almeno una volta all'anno. Con il 1° controllo annuale l'unità viene presa totalmente in carico dal manutentore (tecnico qualificato),
con le conseguenti responsabilità.
- VERIFICA PARTE ELETTRICA: Verificare tutta l'apparecchiatura elettrica ed in particolare il perfetto serraggio delle connessioni elettriche. Controllare
l'assorbimento elettrico.
- VERIFICA SERRAGGIO di tutti i bulloni, dadi e flange che le vibrazioni avrebbero potuto allentare.
- VIBRAZIONI/RUMORI: Verificare che l'unità funzioni senza vibrazioni o rumori anomali.
- INGRESSO/USCITA DEL CIRCUITO DI VENTILAZIONE: verificare che non siano ostruiti, con conseguente possibilità di surriscaldamento degli avvol-
gimenti.
- GRUPPO MOTORE-VENTILATORE: sia il motore sia le ventole ruotano su cuscinetti autolubrificanti e non richiedono manutenzione. Accertarsi che
la girante sia pulita. Verificare che la coclea del ventilatore sia libera da sporcizia e qualunque corpo estraneo. In caso contrario pulirla mediante
soffiaggio di aria compressa e comunque in modo da non danneggiare la girante.
- MOTORE: Verificare che il motore non presenti tracce di polvere, sporcizia o altre impurità. Eventuale polvere/sporcizia che andasse ad insinuarsi sugli

elementi in movimento (in particolare cuscinetti/bronzine/ecc.) potrebbero portare all'incollaggio/ grippaggio dei componenti stessi, provocando un
aumento della resistenza al movimento fino a giungere al blocco del sistema, surriscaldamento del motore, bruciatura o danneggiamento.
- CONDENSATORE (per i motori AC, asincroni 230Vac monofase): verificare lo stato di efficienza del condensatore. Qualora il condensatore risulti (anche
solo parzialmente) esaurito, sostituirlo per riportare l'unità in piena efficienza (ossia motore con RPM di progetto), per evitare qualsiasi problema
di avviamento ed evitare surriscaldamenti del motore che potrebbero portarlo ad una rapida bruciatura o danneggiamento. In ogni caso è sempre
raccomandabile sostituire il condensatore almeno ogni 3 anni o 10.000 ore di funzionamento.
- FILTRI ARIA: oltre alla pulizia/manutenzione ordinaria riservata all'utente, sostituire integralmente i filtri aria almeno una volta all'anno o 3.000 ore
di funzionamento.
- BATTERIA PER ACQUA: La batteria di scambio termico deve essere mantenuta in perfetto stato per garantire le caratteristiche tecniche di progetto.
Controllare che la parete alettata non presenti ostruzioni al passaggio dell'aria: se necessario pulirla avendo cura di non danneggiare le alette di
alluminio. Per la pulizia usare uno scopino o meglio un aspirapolvere.
- SCARICO CONDENSA: nella bacinella possono proliferare microrganismi e muffe, è quindi molto importante una pulizia approfondita almeno una volta
all'anno con idonei prodotti detergenti ed una disinfezione con prodotti sanificanti.
A pulizia terminata versare dell'acqua nella bacinella per controllare il regolare deflusso.
SPECIAL MAINTENANCE (TO BE CARRIED OUT BY THE QUALIFIED TECHNICIAN): YEARLY CHECKS
For regular operation and good conservation of the unit, it is mandatory to have periodic maintenance operations arried out by qualified technical
personnel at least once a year. With the 1st annual check, the unit is fully taken over by the maintenance technician (qualified technician), with the
relevant responsibilities.
- ELECTRIC PART CHECK: Check the entire electrical equipment and in particular the perfect tightening of the electrical connections. Check the electrical
absorption.
- TIGHTENING CHECK of all the bolts, nuts and flanges that may have been loosened by vibrations.
- VIBRATIONS/NOISE: Check that the unit works without abnormal vibrations or noise.
- INLET/OUTLET OF THE VENTILATION CIRCUIT: check that they are not blocked, with potential overheating of the windings.
- MOTOR-FAN UNIT: both the motor and the fans rotate on self-lubricating bearings and do not require maintenance. Ensure the impeller is clean.
Check that the fan auger is free from dirt and any foreign bodies. Otherwise, clean it by blowing compressed air and, in any case, doing so without
damaging the impeller.
- MOTOR: Check that the motor shows no traces of dust, dirt or other impurities. Any dust/dirt deposited on the moving parts (in particular bearings/

bushes/etc.) could lead to the bonding/seizing of the components, causing an increase in resistance to movement until blocking the system, overhe-
ating the motor, or resulting in burning or damage.
- CONDENSER (for single-phase 230Vac asynchronous motors): check the condenser's efficiency status. If the condenser is (even only partially) worn,
replace it to restore the unit to full efficiency (i.e. motor with design RPM), to prevent any start-up problems and motor overheating, which may lead
to rapid burning or damage. In any case, it is always advisable to replace the condenser at least every 3 years or 10,000 hours of operation.
- AIR FILTERS: in addition to the routine cleaning/maintenance to be performed by the user, fully replace the air filters at least once a year or 3,000
hours of operation.
- WATER COIL: The heat exchange coil must be kept in perfect condition to ensure the design technical specifications are complied with. Check that the
finned wall does not obstruct the passage of air: clean it, if required, taking care not to damage the aluminium fins. Use a brush or a vacuum cleaner
for cleaning.
- CONDENSATE DRAIN: microorganisms and moulds can proliferate in the tank; therefore, thorough cleaning at least once a year with suitable deter-
gent products and disinfection with sanitising products is crucial.
Once cleaning is complete, pour water into the tank to check the regular flow rate.
